The city's west side
Greenbelt West is the busiest side of the city: large apartment communities, the newer homes around the Metro, and shopping centres and offices along Greenbelt Road. A water problem here might be in a rented apartment, a townhome or a storefront, and each needs a different kind of coordination.

Water Damage in Greenbelt West? CallReviewed
Greenbelt West
West of the original town, Greenbelt's growth took a different form. In the 1960s the Springhill Lake garden apartments, now Franklin Park, brought thousands of rented homes. More recently, Greenbelt Station added apartments and townhomes beside the Metro. And along Greenbelt Road and the roads feeding the Beltway, shopping centres, offices and service businesses fill the gaps between them.
That mix is what makes water damage on the west side distinctive. The same crew might spend the morning drying a vertical line of apartments, the afternoon on an upstairs laundry leak in a townhome, and the evening in a storefront after a roof drain backs up. Each involves different people: a management office, an association, a landlord, or a business owner trying to keep the doors open.
We have separate pages for the Springhill Lake area and Greenbelt Station. This page covers the west side as a whole, with a closer look at the commercial and mixed-use property the other two pages don't cover in detail.
The west side covers a wide range of ages and uses.

Call for Home or BusinessWhy it happens here
For commercial property, roofs and drainage lead the list. Low-slope roofs on shopping centres and office buildings rely on roof drains staying clear, and a summer downpour on a clogged drain can send water through ceiling tiles into shops and offices. Large car parks and paved areas also push a lot of water toward building entrances when storm drains are overwhelmed.
For the apartment communities, aging risers and stacks in the older buildings and new appliance connections in the newer ones account for most losses, and a failure in one unit usually reaches others.
Across both, winter brings its own pattern. Businesses closed over a long weekend and vacant apartments with the heat set low are the likeliest places for a frozen pipe, and the leak is often found days later.
Busy properties add a practical kind of pressure: customers, residents and deliveries keep arriving, so the first job is often to section off the wet area so everything else can carry on.

Questions
Those are two of the communities within the west side, and each has its own page. This page covers the west side as a whole, including its shops and offices.
Move stock and equipment away from the drip, section off the area and call your landlord or property manager about the roof. Then call us. The crew can protect and dry your space while the roof is dealt with.
Often, yes. The wet area can be sectioned off and noisier work scheduled outside opening hours. The crew will talk through what is practical for your space.
Your management office first, then us if you need guidance. Work in the apartment is usually approved by management.
Tell your neighbour and your landlord, photograph the damage and contact your own insurer. With access, the crew can dry both spaces together.
Yes. Newer townhomes and apartments near the station are included, and the Greenbelt Station page has more detail on the leaks we see most there.
Very. Frozen pipes in winter and backed-up roof drains in summer often go unnoticed while a building is closed. The crew will map how far the water went, which is often further than it looks.
Yes. Readings, photographs and a description of the work performed are recorded and can be shared as you choose.
Yes. Crews can start early, work after closing, or split the job so part of the space stays usable. Tell us your opening hours and which areas you can't lose, such as a register, a stockroom or a server closet, and the setup will be planned around them.
Let the building's property manager know as early as you can, since water in a multi-storey office building can reach suites above or below. The crew can coordinate access through management and work around business hours where possible.
Call and tell us what kind of property it is and where the water is. We'll connect you with a local crew that knows how to coordinate it.
